Gym
The fitness facilities should be upgraded to align with other properties (Crossing DC) catering to similar tenants, and at ... a similarly competitive price point. The use of space in the fitness facility is grossly misused. If the space were optimized, you could fit at least one (maybe two) full squat racks with deadlifting platform, and develop a space to cater dumb bells greater than 50 lbs with minimal reconfiguration. 1000 South Capitol is a great building! Relatively new (I think about 5 years old), modern and clean. Having toured a lot ... of apartment buildings in Navy Yard, I’d recommend it to a friend for sure. Only areas I’d say that there’s room for growth: better gym equipment (to include treadmills, such as a Woodway, and a “cage” for bench/squat/deadlift) and better community events (maybe on the roof or another space instead of lobby? Property Management and Leadership
I have been a long-standing resident of 1000 South Capitol Street SE since July 2023. Overall I have had pleasant interactions ... with staff though I do find that there is much to be desired with regard to Mark’s demeanor and level of customer service. Unfortunately, my recent renewal negotiations with Mr. Hendrix highlighted a lack of commitment toward resident retention and understanding which ultimately led to my decision not to renew my lease. If I knew that I would encounter significant issues with Mark honoring a lease renewal as base rents have fallen several hundred dollars since last year, I would have thought twice. Despite a clear understanding that I was paying beyond market rate, my lease renewal offer was initiated with a base rent increase, which would have made me pay hundreds more than market and even more in comparison to the listed price of the same exact units on 1000 South Cap’s website. This offer was ultimately adjusted by Mark, however, he continued to push a rental agreement that was higher than market rate, nor was it comparable to Lerner's inventory as stipulated on their site. Rather than engaging in a constructive dialogue, Mr. Hendrix’s response was dismissive and inflexible, stating that concessions are intended solely to attract new residents. Further, he would not revisit the offer. This interaction conveyed a clear lack of interest in resident retention or the lived experience of existing tenants. There was no acknowledgment of the market data provided, the internal unit comparisons cited, or the demonstrated value of retaining a reliable resident with a strong payment history. Under Mark's leadership I've seen a noticeable decline in front-facing customer service and resident-centered engagement. Although Victor and Kyle are great, I would not recommend 1000 South Capitol Street to prospective tenants, solely to avoid their leadership in management, Mark Hendrix. 1000 S Cap is a great place to call home
1000 S Cap has been my home for the past 3 years, and my experience has here great. The amenities are really great and ... ALWAYS clean (shoutout the the cleaning crew. They are always doing an awesome job). Such a great value. My unit is by the elevator and I have never felt like there was any noise issues. It is generally quiet, with respectful neighbors. The management team is the best that I have ever had. They're incredibly friendly and super willing to help with any inquiries. I felt very comfortable talking to them about things when I needed to. I have to shoutout **Victor** in particular who just went above and beyond with some lease related requests that I had made due to some things during my move. Our apt door started sticking really tight where I had to almost pull my shoulder out to yank it open. I asked at the front ... desk if this was something other residents were experiencing due to hot weather, although hallways are always cool. They were unaware of anyone else complaining and suggested I put in a maintenance ticket which I proceeded to do. Chris and Chuck appeared in the morning, and fixed the issue quickly. The best decision ever!
I can not be more pleased with my experience with moving to 1000 South Cap. From my very first tour with Kyle who is always ... so kind and helpful.. to then meeting Victor who is literally an angel on earth. So responsive, kind, and relatable. Frankly, the entire team and all the concierge's and maintenance staff are A+++++. Fun, kind, sophisticated and just great people. This building and staff have really been heaven sent. My husband and I just moved into this lovely building just a week ago. Our daughter made all the arrangements with Victor, ... the leasing agent. Victor has been amazing as he responded quickly to any issues that may have arisen from online software. When we physically moved in he greeted us like family. His friendly professionalism is refreshing. We feel that we have been welcomed into a new family. When we had some issues with Amazon packages due to the volume of Christmas packages, all the various concierge staff, Keara, Ursala were so gracious and worked hard to help us find our packages. Others helped too, still learning names. Redmond was one of those at the front desk ready to help with any questions we've had. We had a small drain issue and placed a repair request easily on their app. Akrem came the same day and fixed the issue. I highly recommend this building.
